Most roof leaks don’t start with damage.
They start with sealant that shrinks, cracks, or dries out over time.
In this video, I explain the difference between the solvent-based roof sealants most of the industry still uses and the moisture-cured sealant used on Rockwood and Flagstaff.
Here’s the simple version:
· Solvent-based sealants rely on chemicals that eventually evaporate
· As those solvents bleed out, the sealant shrinks and cracks
· That’s why they require regular replacement and touch-ups
A moisture-cured sealant works differently.
It cures by reacting with moisture in the air, creating a stronger, more stable bond that doesn’t dry out or shrink the same way.
I call it virtually maintenance-free for a reason.
You should still inspect your roof periodically, not because the material fails, but because anything touched by humans deserves a quick check.
